WHAT IS A MANUFACTURED HOME ENGINEER CERTIFICATION?

Certifications are commonly requested documents by realtors, loan officers, processors and underwriters and are a site-specific certification report by a Professional Engineer certifying that a manufactured home's foundation meets the requirements set forth in HUD's Permanent Foundations Guide. These are commonly requested for many loan types such as VA / HUD and are becoming more popular with FHA and Conventional loans. Phase 1– Foundation Inspection or Pre-pour Inspection

The initial phase, or phase 1 inspection, is performed after the concrete forms have been removed and prior to the slap being poured. This gives the inspector access to view the following areas:

Areas of inspection covered include: 
-Footings
-Foundation walls
-Surface preparation
-Vapor barrier
-Concrete reinforcing bar (rebar).

NOTE: Client must notify us before slab is poured.

Phase 2– Framing Inspection (Pre-Drywall)

The second phase or, phase 2 inspection, occurs prior to the installation of the insulation and drywall, but after the roughed in plumbing, electrical wiring, duct installations as well as roof and other framing. The areas below are visually inspected:
-Unbolted sill plates
-Over spanned members
-Inadequate roof supports
-Under built bearing walls
-Improper notching and boring
-Severed plates
-Damaged joists
-Improper fire stops

NOTE: Client must notify us before insulation and drywall is installed.

Phase 3 -Final Inspection before “Walk Through” with Your Builder

The third phase is similar to a home inspection, but can include additional cosmetic items that you would include on what is referred to as the “blue tape” inspection:
-Drywall Finish§  Trim
-Paintwork
-Floor coverings and others items with potential cosmetic blemishes

This final Inspection report serves as your“punch list” for the builder to correct problem areas prior to the closing.
